The area provides as array of recreational activities such as golf, tennis, equestrian trails and assorted beach activities. The Palos Verdes Peninsula is comprised of four cities: Palos Verdes Estates offers a sophisticated seaside atmosphere, from the Mediterranean flair of Montemalaga and Malaga Cove to the East Coast charm of Lunada Bay and Valmonte. Palos Verdes Estates, incorporated in 1939, is the Peninsula’s oldest residential community and has a population of approximately 14,000 residents. Twenty-eight percent of the city’s 3,038 acres is permanently protected as parkland and maintained to preserve the community’s natural beauty.

Rancho Palos Verdes, incorporated in 1973, features a variety of living choices, from oceanfront homes and rural ocean view enclaves to quiet family neighborhoods. The city’s name was adapted from the original Sepulveda claim, Rancho del los Palos Verdes. The city’s 7.5 miles of coastline feature striking topography, including quiet coves and beaches, protected by steep cliffs. Rancho Palos Verdes is home to the new 1,500-acre Palos Verdes Nature Preserve, Pointe Vicente Interpretive Center, Wayfarers Chapel, Pointe Vicente Coast Guard Lighthouse and the new spectacular Terranea Resort and Spa.

Gated, guarded and beautiful, the city of Rolling Hills, incorporated in 1957, offers city lights and ocean views, with quiet lanes meandering past white fences with grazing horses. A residential city with a population of approximately 2,000, is not zoned for commerce.

The city of Rolling Hills Estates, incorporated in 1957, enjoys a semi-rural setting and maintains six parks, a tennis club and riding stables. The city of Rolling Hills Estates encompasses 4.18 square miles of hilly terrain on the northern side of the peninsula, with a population of approximately 8,000 residents. Rolling Hills Estates is considered the center of commerce on the Peninsula. It boasts a mile long shopping area, which includes impressive open air plazas, such as Peninsula Shopping Center and Promenade on the Peninsula, featuring a state-of-the-art movie theater, ice rink, specialty restaurants, national retailers and local merchants.

Real Estate Tips

Investment Real Estate >Your Own Dormitory

Your child has just been accepted to a university. When you look at the room and board fees, you nearly go into shock! If the school is located in a large metropolitan area, there is an interesting alternative to the college dormitory.

Many parents are investing in condominiums or single family homes near the college campus. They rent the house to their children and one or more roommates. When their son or daughter graduates, they sell the property. The property's anticipated appreciation may go a long way toward helping to finance college expenses.

Many parents sit down with a local real estate agent after their son or daughter is accepted to a college. A real estate agent can provide information about neighborhoods near the school, properties that are for sale, and the amount of rent you can expect to receive from the property.
